Important Coverage Options For Your Mississauga Home Insurance Policy

For most people, their home is their largest and most important physical asset.

Mississauga homes now cost hundreds of thousands of dollars and the last thing you want is to lose that in an unfortunate situation. We are lucky to live in a society where home insurance is an option and should a tragic incident happen, the insurer will help you back on your feet. 

With that said, it is very important that you select the best coverage options for you. Some of those options include:

  1. Sewer Backup Coverage. This will cover your home in the event that water backs up from the sewers and enters your home. This is an optional coverage and you need to request it. It does not automatically come with your policy. You must also choose your coverage limit such as $10,000, $50,000 or the full policy limit. This is one of the most common types of property claims. Speak to your broker for more information.
  2. Overland Water. This coverage is activated if water enters your home through windows or doors. This is also not automatically added to your policy and needs to be requested. Limits can be chosen and not all homes qualify for this coverage. 
  3. Earthquake Coverage. Not all companies will offer this coverage, but you must request it if you would like to add it to your policy. 
  4. Jewelry Floaters. Every policy will offer some jewelry coverage (Ex $500 worth of coverage). If you own an expensive piece of jewelry such as a Rolex or Omega watch, you would need to add it to your policy. A recent appraisal is required.
  5. Liability Limits. Generally higher limits are recommended, you can select from $1,000,000, $2,000,000 or even $5,000,000.

The Importance Of A Correct Replacement Cost Valuation

When insuring your Mississauga home, one of the most important pieces of information is the replacement cost of your home. Insurance brokers will ask several questions and based on the answers along with sophisticated property evaluation tools, the broker will come up with a rebuild cost. When shopping around for home insurance rates, request that number from the insurance company as that is a major factor in your insurance premiums. The higher the replacement cost, the higher the premium. But more importantly, you want to have the correct replacement value for your home. 

Certain homes will cost more per square foot. Standard Mississauga homes with basic builder grade finishes could cost from $250-$600 per square foot to build. Custom homes with high-end finishes inside and finished basements could cost over $1000 per square foot.  

If you underinsure your home and a claim occurs, your company could reject your claim or possibly charge you a co-insurance rate for the amount underinsured. 

When insuring your home, if the company offers it, its a good idea to purchase a coverage called Guaranteed Replacement Cost. This coverage promises to rebuild your home with the same standards as your current home even if the cost goes over your established replacement cost. Any additional renovations in the future must be reported to the insruance company to maintain this coverage.

Many investors have been purchasing homes in Mississauga over the last decade as they have been relatively cheap to purchase and easy to rent out. If you own a rental investment property which you do not live in, its extremely important to notify your insurance company and make sure the proper policy is in place. 

A standard homeowners insurance policy will not cover your rental property. You will require a Rented Dwelling or Rented Condo insurance policy which includes several coverages not offered under standard homeowners insurance such as rental income replacement.

Many insurance companies do not offer rental insurance for houses that rent out rooms separately or are student rentals. Be sure to notify your insurer if you rent to multiple families.

Many older homes in Mississauga neighborhoods such as Meadowvale and Clarkson have aluminum wiring. Although not ideal, it is possible to find home insurance. It may be more expensive than updated copper wiring, but there are insurance companies that will accept it.

Home insurance is optional unless you currently have a mortgage that you are paying off. Your mortgage company will require a policy to be active at all times with their specific requirements.

Many insurance policies do not allow for larger renovations especially structural changes. If you will be doing major renovations in your home, its recommended that you contact your insurance brokers as you may require a Builders Risk insurance policy. 

Small renovations such as painting or changing the floors are generally accepted. Its always advisable that your review the insurance policy of your general contractor to ensure he/she is currently and adequately insured. 

If you are happy with your coverage options and amounts, but want to reduce your price a little more, you can choose higher deductibles. 

Many standard property insurance policies come with a $1000 or $2500 deductible. This means that the first $1000 or $2500 of the claims is covered by you. 

You can choose to increase it to $5,000 or $10,000 which will reduce your monthly premium. 

Home insurance claims are generally charged for 5 years. IF the claim happened over 5 years ago, you won’t have an issue finding a new policy.

If the claim happened within 5 years, it may be tougher to find a policy at a low price but its certainly possible.

Most insurance companies require that a roof be updated every 20-25 years. Some will not insure you if your roof has not been updated. 

Home insurance companies generally do not cover seepage. Seepage is a maintenance issue and the clients responsibility to keep updated. 

Insurance is for sudden and unexpected incidents. The only possible coverage would be under Ground Water optional coverage (see below).

A client is still required to keep their home maintained and do their best to prevent possible claims. 

Ground water is an optional coverage just like sewer backup or overland water. It covers the home where water enters through the foundation or basement walls and floors due to rising water from heavy rainfall or rising water tables. 

Contact your broker if you are interested in this coverage as some companies do not offer this coverage in certain areas.
